The hole in the garage floor, partially covered by wood, is the location of where a sump pump had been located that the previous seller (prior to 1988) used to have but had been removed. The current seller kept waiting for water to appear to install a sump pump in that location but has never had water appear in this pit, so no sump pump was ever installed in this pit in their ownership. The asphalt in the back drive has a raised area running from the garage to the woody area--it once contained a long pipe through which the water would flow from this pit.

Seller is offering a sellers concession of 1% payable to the buyers agent company. Seller will be making a decision based on terms and the NET sale price, which is derived from the offer price MINUS the buyer agent compensation paid as seller concession.

ACTON

Acton‘s 1,800 acres of conservation and recreation land includes the Acton Arboretum in the center of town, which has gardens, meadows, woods, and ponds.  The 40-acre recreation area in North Acton offers a pond (with lifeguard) for swimming, playing fields and amphitheater for live performances in the summer. 

Acton has a very active environmental group. 

The transfer station off Route 2 offers free loam to residents, uses the company "Black Earth" for recycling kitchen garbage, and has mountains of free mulch. And a swap shop in Summer.

A farmers market on Sunday is located just outside West Acton Village.

A historic cemetery is across the street. Every other year it’s the destination for the town’s 4th of July parade. It’s also where neighborhood children learn to ride their bicycles. A path from Central Street beside the cemetery leads to a large conservation area that connects Acton to Stow.  

FLOODPLAIN

While the property is within a floodplain, the floodplain only touches the entrance to the garage—not the house at all. Regular home insurance companies treat “floodplain” without distinguishing the potential damage. The government-sponsored floodplain insurance agent recognized that fact and I’ve paid the lowest possible premium, is $380/year.
